Why Isn’t my Home Selling?

This has got to be the one question I hear most often… and usually spoken with a desperate tone.

Do you have a home that isn’t selling? What have you tried? What research has been done? What has your agent done to market your home?

The answers can be quite complicated. I will discuss each of the following in detail in upcoming posts:

First, and foremost, is pricing. You have to consider two main things when pricing your property to sell.

  • What is the market value? What price would an appraiser consider as market value?
  • Where in the list of currently active properties does the price of my property fall?

This means your agent has to know your market, and at what price would make a buyer not want to pass you by.

Second, how does your house compare visually to other similar properties. Is there anything you can do to make your property more marketable?

Third, how is your property being presented? What marketing is being done? What is the quality of that marketing? What works and doesn’t work?
